We visit, look at the house the way a buyer will, and give you a price range backed by recent sales on your street, in writing.
Week 1
Plan and prepare
A short list of what’s worth fixing and what isn’t, staging advice, and a launch date. You decide what to do; we line up the trades if you want them.
Weeks 1–3
Photography and launch
Professional photos, floor plan and listing copy, then the listing goes live on the MLS and every major site on the same morning.
Week 3–4
Showings and offers
We handle every showing and send you feedback the same day. When offers come in, we lay them out side by side, not just the price.
Weeks 4–6
Under contract to closing
Inspections, appraisal, repairs and paperwork, tracked on one shared timeline so you always know what’s next.
30–45 days
Why the first price matters most
Buyers and their agents watch new listings closely. The first two weeks are when the most people see your home, and when they’re most willing to pay for it.
Price too high and those buyers move on. The house sits, the price drops, and the next buyers ask what’s wrong with it. We’d rather tell you an honest number at the start than a flattering one we’ll have to walk back.

It’s free and there’s no obligation. Most people who ask are a year or more from selling, and that’s fine. You’ll get a written price range either way.
How is your valuation different from an online estimate?
Online estimates can’t see inside your house, or know that the street behind yours sells for less. We walk through, compare recent sales nearby, and explain how we got to the number.
What do you charge?
